Final Landscape Plan User Guide
This user guide is intended to assist in the preparation of a complete plan that will address all Town Landscape Plan standards and requirements. The following information must be included with the plan submittal. Landscape Plans may be part of either a Site Plan application or Subdivision application (construction documents).
General Requirements
All final and approved landscape plans shall be developed and stamped by a professional Landscape Architect who is certified by the State of Colorado, or an equivalent approved by the Director.
- The landscape plan shall be on its own sheet included within the site plan document and shall include square footages and percent coverage for all site features such as permeable and impermeable surfaces, landscape area, building and parking foot print, etc. The plan shall be scaled sufficient for readability and include a landscape calculation summary chart (see template).
- Landscape plans associated with a subdivision (landscape construction documents including lot typicals) shall be a separate document from the plat document.
- Site Base Information: North arrow, vicinity maps, scale, site boundary, and match lines. Include labeled streets, structures and pedestrian surfaces on plans.
- Include the full extents of the proposed development that graphically depicts the overall landscape design intent and softscape connectivity. All subsequent Landscape Plans shall be at a minimum the same scales as the site plan and grading plan.
- Locate and identify all property lines, public and private streets, alleys, sidewalks and trails, rights-of-way, existing and proposed easements and utilities on and adjacent to the proposed development.
- When applicable, locate and identify significant natural vegetative areas, ditches, drainage ways, wetlands or wildlife habitat, specimen trees identified in a Tree Preservation Plan, and landscape features to be preserved.
- Provide proposed final grades, including berms, as screened back solid lines with labels on contours.
- Locate Sight Distance Triangles on plans in accordance with the approved version of the Town of Frederick Design and Construction Specification.
- Locate, label, and dimension landscape elements including fences, walls, berms, signage, and site lighting.
- When applicable, locate and dimension recreational/playground equipment, fall zones and resilient fall surface materials, etc. Include manufacturer, model and color selected.
- When applicable, locate all site amenities/structures such as seating, shelters, bicycle racks, trash receptacles, water fountains, mailbox kiosks, and restrooms, etc.
- Provide scaled architectural details of landscape elements and structures indicating manufacturer’s product information and colors.
- Detailed planting plan indicating location, species, size and quantity of all proposed plantings and groundcover. Improvements shall be shown in their final location and mature size (3 years).
- Provide planting details, including typical methods of planting, minimum required mulch materials and depths, underlayments, etc.
- Provide a tabulated plant list including the species water requirements and hydrozone category.
- Graphically identify the extents of all Parks and Open Space areas as required by the Land Use Code Section 2.11 or approved PUD (Planned Unit Development) and include associated Square Foot (SF) area of each.
Irrigation Plan User Guide
This user guide is intended to assist in the preparation of a complete plan that will address all Town Irrigation standards and requirements. The following information must be included with the plan submittal.
General Requirements
- The irrigation plans must be prepared and signed by a Colorado Registered Professional Engineer or Landscape Architect; or Irrigation Association or Association of Landscape Contractors of Colorado Certified designer.
- Site Base Information: North arrow, vicinity maps, scale, site boundary, and match lines. Include labeled streets, structures and pedestrian surfaces on plans.
- The irrigation plan shows graphically and through notes/details a water-efficient design consistent with the approved Final Landscape Plan and Hydrozone Plan.
- Irrigation zones are substantially corresponding to the hydrozones on the landscape plan
- Identify and label the water meter including the size of the proposed water meter for all irrigation connections. Call out the Tap-in location and indicate if a stand-alone irrigation meter or domestic sub-meter connection is anticipated.
- Provide notes indicating the source of irrigation water and the proposed type of irrigation used.
- Graphically show and identify irrigation point of connection, meter and backflow, controller and main line layout on plans.
- Identify the irrigation control system and location of rain sensors.
- Provide irrigation schedule showing demonstrating that all landscaping can be irrigated within ten (10) hours.
Hydrozone Plan User Guide
This user guide is intended to assist in the preparation of a complete Hydrozone Plan that will address all Town water use standards and requirements. The following information must be included with the plan submittal.
General Requirements
- Site Base Information: North arrow, vicinity maps, scale, site boundary, and match lines.
- Identify all site linework including property lines, streets, alleys, sidewalks and trails, hardscape areas, and structures.
- Graphically identify and label each proposed water use area (High / Medium / Low) with hatches.
- The proposed Hydrozone Plan should match the proposed landscape design.
- Provide a hydrozone summary table including the total amounts in Square Feet (SF) for proposed areas and overall total.
